What is conveyancing?

Transferring immovable property in the Deeds Office is reserved for a conveyancer, who manages the practicalities: making sure the right property is transferred, that the conditions of sale are met, and that the marital regime of buyer and seller is properly accounted for. We see to it that the seller’s rates, water and levies are settled before transfer, that SARS has what it needs, and that the seller’s bond is cancelled and paid up. Getting the sale agreement right

We keep seller, agent and purchaser informed of anything that could compromise the deal or cause a delay. A great deal of legislation applies, and we account for all of it.

SARS compliance

Every party's details are uploaded to SARS with care, because the intended use of the property affects capital gains tax down the line.

Securing the purchase price

A cash sale isn't done until guarantees are issued, and bond approval is only the first step. We make sure the price will actually be paid on registration.

Liaising with the bond attorneys

Accurate guarantees secure payment of the purchase price on registration, issued against the bond approval.

Council approval and rates compliance

On registration, a new municipal account is opened for the purchaser. Capturing everyone's details correctly now prevents delays and confusion later, and ensures the seller's advance payment is refunded accurately.

Bond cancellation

More important than it sounds. For both sides, cancelling the existing bond and settling the debt with the current bondholder is crucial to a clean transfer.
